What kind of place is he in, why would it contain old love letters of his mother. Everyone thought Zach was dead for many years, wouldn't everything have been thrown out by his father?

Well from what I can gather. When Cambius Senior died he left everything to Ryan. And Ryan put it all in this warehouse. Which is where Zack is now.
