I have found the biggest pain in the ass process in the world!

It's call home buying and I started the process. I got my pre-approval for a 262k home (not that I'm even looking that high, like 135k is my cap) and now I get to talk to real estate agents who won't talk to you unless you had that pre-approval to begin with and then, you gotta come up with down payment and ernest money and this and that and the other. Holy crap could they possibly make owning a home more of a pain in the ass? Wait, nevermind they could and I'm sure they will.

Congratulations Brandon! Ultimately, it's worth it to own your own home, but in the meantime there's a lot of nail biting. We'll keep our fingers crossed that you find what you like quickly, and that everything goes smoothly for you.

It's the jumping into it for the first time that is the hardest. Hang in, Bran. And come complain here when you need to. It absolutely is well worth all the trouble.

You will have to keep us posted on how the hunting goes. And yes, please rant here.

Brandon, you're also very smart to buy a house now because the market WILL bounce back eventually, and you'll end up with a very solid investment. Go for it!

My opinion is that, no matter what the market it is, you can't go wrong by owning your own home. After all, you need a place to live anyway don't you (?), so you may as well own the property yourself, despite its morphing value in dollars and cents. Even if the value is down for a while, you still have a roof over your head, and you aren't paying rent to someone else.

Congratulation on getting a new house. Where is your location? Don't feel bad about all the sticky tape buying a home. Any interest you pay is tax deductible.

Townhouses give you a little piece of outside living, so you could have a doggie and a bbq!! It would be nice to have that option, non?

I love townhouses!! My sister's first house was a townhouse, and I lived with her for a couple of years, after she married, and our father died. Actually, that's how I met Jim because his family lived right next door.

There's just enough yard area to have flowers and a bbq (as KaeEll said), but not a lot of work or maintenance is required.
